Living in Doraville, GA: Neighborhoods, Schools, and Commute Guide

End of the Gold Line, home to Buford Highway's dining scene and some of the most affordable addresses in DeKalb County.

01
Overview

What it's like to live in
Doraville.

Doraville is a small, deeply diverse DeKalb County city that straddles I-285 at the northeast corner of the Perimeter, where the city line meets the Gwinnett border. It grew as a railroad and farm town, boomed around the General Motors assembly plant that opened in 1947, and is now mid-reinvention: the old plant site is being redeveloped as Assembly, a film-studio and mixed-use district, and the city is rebuilding a downtown around the Doraville MARTA station, the northern terminus of the Gold Line. The signature amenity is Buford Highway, the original Korean Atlanta corridor, with hundreds of immigrant-owned restaurants and markets that make this one of the best food addresses in America. Homes sit at some of the lowest entry points inside the Perimeter, with a median price around $380K to $400K in the 30340 ZIP, which is why the city draws first-time buyers, investors, and anyone who wants rail access to downtown and the airport without the intown premium.

The Upside

Why people love
Doraville.

End of the Gold Line: direct rail to the city and the airport

The Doraville station is the northern terminus of MARTA's Gold Line, one of the region's busiest park-and-ride stops. Hop on and you reach Chamblee, Buckhead, Midtown, Five Points, and Hartsfield-Jackson without a transfer.

The Buford Highway dining scene at your doorstep

Roughly 175 multicultural restaurants and markets line the corridor, from Korean barbecue and Vietnamese pho to Mexican taquerias and Malaysian curry. The Buford Highway Farmers Market is a destination in its own right.

Some of the lowest entry prices inside the Perimeter

With a median around $385K, Doraville is one of the most affordable ways to live on MARTA rail inside I-285. That combination is rare and draws steady demand from first-time buyers and investors.

The Assembly redevelopment is changing the skyline

The former GM plant site is now Assembly, with film and TV production studios already operating and plans for housing, offices, retail, and parks. The build-out is the biggest value story in DeKalb.

A new downtown rising around the station

The city owns 13 acres near the MARTA station and is building a made-from-scratch downtown with public space, city facilities, and live-work-play development, planned to connect to Assembly.

A genuinely international, family-oriented community

Doraville has one of the most diverse populations in the metro. It's a place where global food, culture, and festivals are part of everyday life, not a weekend excursion.

03
The Honest Part

What you should know
before moving to Doraville.

The Cross Keys school cluster varies by street

Doraville is served by DeKalb's Cross Keys cluster, where school performance varies by elementary zone. Research the exact feeder before you fall for a house, and consider the district's magnet programs.

Much of the housing stock wants updating

A lot of Doraville inventory is original-condition postwar construction. There are gems, but many homes need kitchen, bath, and systems updates, which buyers should budget for.

Peak-hour traffic around I-285 and Buford Highway

The Spaghetti Junction interchange and Buford Highway are busy commercial corridors. Rail helps commuters, but the drive at rush hour is real traffic.

Walkability is uneven outside the downtown core

The station area and Downtown Doraville are walkable, but much of the city is car-dependent with strip-commercial stretches along the highways.

DeKalb County property taxes run higher than surrounding counties

DeKalb's combined millage puts the effective property tax rate around 1.1-1.3%, higher than Gwinnett, Cobb, or Fayette counties.

Tommy's Take
Tommy Williams

What I'd tell a friend

About Doraville

Doraville is the affordability play on the Gold Line, and I think it is one of the more interesting long-term stories in DeKalb. You are the last stop on the train, which is genuinely convenient: board and you are at the airport without transferring. And the Buford Highway dining alone is worth the move. The honest trade-offs are that the Cross Keys school cluster varies by street, so zone research matters, and a good share of the housing stock needs updates. If you are a first-time buyer or an investor who wants an inside-the-Perimeter address with real upside as Assembly builds out, this is the place to look. I'm available to walk the neighborhoods with you.
