Atlanta housing
market report.
The Atlanta metro market enters the final week of August with summer momentum still carrying into late season. The latest Georgia MLS data (June 2026) shows the median sales price across the Atlanta MSA at $408,000, up 2.0% year-over-year and matching a two-year high per the REMAX National Housing Report. The WSB-TV mid-year housing review puts the metro median at $395,242 across a wider sample, with 42,141 active listings — up 11.4% year-over-year — marking the most inventory buyers have seen since 2019. The 30-year fixed mortgage rate averaged 6.67% per Freddie Mac's August 13 survey, ticking down slightly from 6.69% the prior week. With $3.6 billion in closed sales volume across 6,953 transactions in June, Atlanta ranked fourth nationally for total closed home sales. Demand is still real, but it's selective, and the buyers driving it are well-informed.

What changed — and
why it matters.
Median sale price holds at $408K - up 2.0% year-over-year, matching a two-year high
Per the latest Georgia MLS data (June 2026), the median sales price across the Atlanta MSA reached $408,000, up 2.0% year-over-year and matching a two-year high per the REMAX National Housing Report. Closed sales volume hit $3.6 billion (+3.8% YoY). The sale-to-list ratio of 95.9% tells the real story: homes are finding their market, and buyers are negotiating. Well-priced homes in desirable neighborhoods still move quickly. Overpriced listings and outer-suburban inventory are where the adjustment is concentrated. The market ranked fourth nationally for total closed home sales, underscoring Atlanta's sustained demand.
Inventory jumps to 42,100+ - the biggest selection buyers have had since 2019
Active listings across metro Atlanta reached 42,141 per the WSB-TV mid-year housing review (August 3, 2026), up 11.4% year-over-year and well above the 34,149 recorded in June (GAMLS). The mid-year data captures inventory accelerating through July as more sellers enter the market heading into fall. New listings hit 16,715 in June alone, a significant inflow that ranked Atlanta third among the top 40 U.S. markets for homes for sale. With 5.1 months of supply and closed sales tracking below last year (down 0.5% YoY), the balance has clearly shifted. If you're selling, that means more competition and a tighter window to capture attention. If you're buying, that means real leverage and the ability to be selective. Across Georgia, statewide inventory gains reinforce this shift toward a balanced market.
Days on market climbs to 59 - location still decides the pace
Metro-wide median days on market hit 59.3 days (WSB-TV mid-year review, August 3, 2026), up 5.2 days year-over-year and notably higher than the 45-day reading from May (HomeAcquire). The increase reflects a market transitioning toward balance. But the metro average hides wide variation: desirable intown neighborhoods like Decatur, Midtown, and Brookhaven still move in under 3 weeks, while outer-suburban and exurban areas are pushing past 60-70 days. The sale-to-list ratio of 95.9% confirms buyers are negotiating and winning more often than not. Approximately 68% of closed sales now include seller concessions, with the $400K-$600K segment seeing the most negotiation activity. Only 14.4% of homes sold above original list price (down 1.6 percentage points YoY), while 18.8% sold within two weeks (down 1.4 points YoY).
Mortgage rates at 6.67%: affordability remains the central question
The average 30-year fixed mortgage rate per Freddie Mac stood at 6.67% as of August 13, down from 6.69% the prior week and up from 6.58% a year earlier. The 15-year fixed averages 5.93%. For a $400K mortgage, the monthly principal and interest payment at 6.67% is approximately $2,570 — down slightly from last week. First-time buyer programs like Georgia Dream can bring effective rates below 5% for qualified borrowers, making homeownership accessible despite the broader rate environment. Approximately 30% of metro transactions are cash deals, concentrated in the sub-$350K segment where investors remain active. New construction builders continue offering rate buydowns and closing-cost incentives to move inventory, an important factor with new-build inventory remaining elevated across the metro. Purchase and refinance applications have ticked up in response to the slight easing, suggesting borrowers are closely watching rate windows.
What the numbers mean
for you.
For Sellers
Here's the honest truth: the days of listing at an aspirational price and watching bids roll in are behind us, at least for now. With active listings jumping to 42,100+ in the mid-year review (WSB-TV, August 3) and months of supply at 5.1, buyers have options and they're using them. The sellers getting strong results are the ones who price at or slightly below market from day one, present the home well, and negotiate from a position of clarity.
Closed sales are running close to last year's pace (up 0.9% year-over-year per GAMLS June 2026 data), with total sales volume reaching $3.6 billion. Buyers are active but selective. Homes that are priced right, staged well, and in good condition are still selling, sometimes in multiple offers. Homes that aren't are sitting. The difference between the two outcomes is almost always the pricing strategy at launch.
Across the metro, sellers who price correctly in the first two weeks net 2-4% more than those who overprice and reduce later. The math doesn't reward patience with a high list price. It rewards accuracy with a well-positioned home. If you're thinking about selling this year, let's look at what your home would realistically trade for today versus what it might be worth in 90 days.
For Buyers
This is the most balanced Atlanta market since 2019. With inventory at 42,100+ listings (the most since 2019) and a sale-to-list ratio of 95.9%, there's room to negotiate on price, closing costs, and repairs. You don't have to waive inspections or make blind offers anymore. In most areas, you can take a thoughtful approach and still land the right home.
The 30-year fixed rate currently sits at 6.67% (Freddie Mac, August 13). Combined with Georgia Dream and other first-time buyer programs that offer rates as low as 4.75-5.0%, monthly payments are more manageable than many buyers expect. If you've been waiting for more inventory and negotiating leverage, this is that combination. Don't wait for a perfect rate that may not come. The additional inventory and negotiating power available right now may offset a few basis points of rate movement. And with 42,100+ homes to choose from across the metro, you have real selection.
That said, don't assume every market segment gives you the same leverage. Intown neighborhoods — Alpharetta, Brookhaven, Decatur — still move fast when priced right. In those areas, be ready to act decisively when you find the right home.
