Seller Net Proceeds Calculator

How much would you walk away with after selling?

This calculator estimates your net proceeds from a Georgia home sale: your sale price minus the combined agent commission, closing costs, prep and repairs, other costs, and your mortgage payoff. Every assumption is editable, so the numbers can match your situation.

This is an estimate, not a net sheet. Your title company or closing attorney provides exact figures on the closing disclosure. I'm here to help: call or text 770-637-9774.

Run Your Numbers

Estimate your net proceeds.

Enter your best guesses, then adjust them. The breakdown updates instantly as you type, and the slider shows what a higher or lower sale price does to what you keep.

$

What you expect the home to sell for. The what-if slider below moves this up and down.

$

What you still owe on the first mortgage, plus any second mortgage or HELOC you plan to pay off at closing.

%

Negotiable. The typical combined rate in metro Atlanta runs 5% to 6%, split between the listing agent and the buyer's agent. Edit this to match the agreement you negotiate.

Estimated closing costs
%

Typical Georgia seller closing costs outside the commission run about 1% to 3% of the sale price. That usually covers the state transfer tax (about $1 per $1,000), the owner's title insurance policy, the closing attorney's fee, and recording fees. These are adjustable estimates; exact numbers come from the closing disclosure.

$

Painting, staging, minor repairs, or credits you expect to give after the inspection.

$

HOA transfer fees, moving costs routed through the sale, or anything else you expect to pay at closing.

The Closing

What happens at closing?

Georgia is an attorney-closing state, so once you accept an offer the sale runs through a closing attorney or title company. Here is what happens to your money on closing day.

Sign the documents

You and the buyer meet at the closing attorney's office or title company to sign the Closing Disclosure and the deed.

The bills get paid

Your mortgage payoff is wired to your lender, and the transfer tax, recording fees, title policy, and any negotiated credits are paid from your proceeds.

You keep the balance

The remaining amount is your net proceeds: the number this calculator estimates, minus anything that only shows up on the final disclosure.

The deed records

Ownership officially transfers with the county, and you receive your proceeds by wire or check, usually the same day.

Honest Answers

Questions sellers ask about the math.

01

What are typical seller closing costs in Georgia?

Outside the agent commission, Georgia sellers typically pay about 1% to 3% of the sale price in closing costs. That usually covers the state transfer tax (about $1 per $1,000 of the sale price), the owner's title insurance policy, the closing attorney's fee, and recording fees. Every transaction is different, and the exact figures come from the closing disclosure prepared by your title company or closing attorney.

02

Is the agent commission negotiable?

Yes. Real estate agent compensation is negotiable in Georgia, and the combined rate typically runs 5% to 6% of the sale price in metro Atlanta. The buyer's agent compensation is part of what brings qualified buyers to your home, so the useful conversation is about the right structure for your sale, not just the lowest number. That's why the calculator lets you edit the rate.

03

Is this calculator a guarantee of what I'll get?

No. This is a planning estimate, not a net sheet or a contract. Your lender's payoff, prorated taxes, HOA fees, title charges, and any negotiated credits all show up on the closing disclosure your title company or closing attorney prepares. I'll run a personalized net sheet for your property before you list: call or text 770-637-9774.

04

Who pays the transfer tax when you sell a house in Georgia?

The seller. Georgia charges a state real estate transfer tax of $1.00 for the first $1,000 of the sale price plus $0.10 for each additional $100, which works out to about 0.1% of the sale price. It is paid when the deed is recorded, and the calculator folds it into the closing costs line. Georgia does not add a separate county transfer tax.
