As of the September 2026 update, the Buford market shows a median price around $488,000, back up 1.0% year-over-year, with days on market now averaging about 49. That is a meaningful shift: the correction that defined the first half of the year has stabilized, and buyers are back in a more normal rhythm.

The two ZIP codes still differ. The 30518 side had been the softer of the two, while 30519 held closer to flat. Price per square foot now averages about $205 city-wide. Inventory sits at 358 active listings with 4.6 months of supply, a balanced level that gives buyers choices without flooding the market. The 97.1% list-to-sale ratio means well-priced homes are still closing near their list price.

Buford's buyer pool is diverse: families drawn to the school system, lake lovers wanting waterfront or lake-access properties, and professionals commuting to the Gwinnett employment corridor. The message for sellers is steadier than six months ago: price against recent closed sales, present the home well, and the market will respond.
