Inventory sits at 440 active listings with 3.7 months of supply, a balanced-to-tight picture that continues to favor well-priced sellers. The 97.2% list-to-sale ratio shows homes are closing close to their asking price when they are priced against current competition. That competition includes active new construction, which remains a fact of life in this growth corridor.

The buyer pool is dominated by families seeking newer construction, larger lots, and Cherokee County schools. Downtown Canton's revitalization, with the Mill on Etowah, new restaurants and breweries, and the Etowah Riverwalk, has turned the city into a destination rather than just a bedroom community. For sellers, price per square foot versus nearby new construction is the single most important number to get right.
