East Point real estate:
buy, sell & invest.

East Point is the last affordable pocket close to downtown Atlanta and Hartsfield-Jackson International Airport. It sits just inside the Perimeter with its own MARTA rail stop, roughly 15 minutes north of downtown and minutes from the world's busiest airport.

After years of market normalization, homes here still price well below the Atlanta metro median, which is why first-time buyers, airport workers, and investors keep landing in the same place. This hub covers what East Point means for you as a buyer, a seller, or an investor, and how I'd approach it.

01
Market Snapshot

East Point in general terms,
without the hype.

Price Point
Sub-$300K core

Median prices hover from the low-$200s to the mid-$260s depending on the source and whether you measure solds, listings, or appraised value. No matter the metric, East Point consistently prices well below the Atlanta metro median, often by $100K or more.

Demand
First-timers + investors

Affordability drives the buyer pool. First-time buyers get an entry into intown Atlanta, while investors and landlords price out the value. The mix keeps East Point active even when outer-ring suburbs cool down.

Inventory
Fixers + new builds

East Point carries both ends of the spectrum: a steady supply of fixer-uppers and investor specials under $250K, alongside a visible wave of infill and new construction in the low-to-mid $400Ks. That range gives buyers and investors real choice.

Cycle
Normalizing

After the run-up of the early 2020s, the market has settled into a more balanced place. Days on market run toward seven weeks, and well-priced, well-presented homes still move. Overpriced homes tend to sit.

East Point's numbers shift month to month and source to source, and I'd rather give you a real read on your specific situation than a headline that's out of date by the time you read it. When numbers are area-specific, they change, so reach out and I'll pull the current picture for the block and price range you care about.

02
For Buyers

Why buyers keep choosing
East Point.

It is genuinely affordable intown. Few places inside the Perimeter give you a move-in at these price points with this kind of access. That affordability is the whole reason first-time buyers and budget-conscious families can stay close to the city instead of being pushed to the outer suburbs.

Airport workers know the address. A short drive to Hartsfield-Jackson puts airline, logistics, and airport-service employees minutes from the world's busiest airport. Add the East Point MARTA station and you have a rare combination: a rail-accessible neighborhood and an airport-adjacent one.

First-timers get real options, not trade-offs. The mix of fixers, renovated bungalows, townhomes, and new construction means you can set a budget under $300K and still have choices. You just need to know the blocks worth buying on.

03
For Sellers & Investors

The fixer, the landlord exit,
and the cash-flow play.

Fixer-upper inventory is the story. East Point has real flip and renovate logic. Entry prices under $250K, a rental base fed by the airport, and a buyer pool that wants move-in ready all line up. The work is knowing which homes are worth the lift and which are money pits.

Landlord exits open doors for investors. There are sellers who bought years ago, watched values normalize, and now want to exit the rental business. Those off-market and tired-landlord situations often land at a price that supports sub-$300K cash flow for a patient buyer.

Compensation is negotiable, and so is the strategy. Whether you're an investor sizing up a flip or a seller deciding between a quick exit and a full listing, the right plan depends on your numbers, not a one-size-fits-all pitch. That's where I come in.

04
Neighborhoods

East Point is really
many neighborhoods.

Center Park

A well-established residential pocket with ranch homes, wider lots, and a quiet, family feel minutes from downtown East Point and the MARTA station. One of the more settled areas for buyers who want space over the walkable core.

Conley Hills

A classic mid-century neighborhood with solid brick and ranch housing and a strong community identity. Good bones and fair prices make it a frequent target for both first-time buyers and renovation investors.

Colonial Hills

A large, established residential district of tree-canopied streets and varied older home styles. Reinvestment has been steady, and the mix of finished and fixer properties keeps it active at both the buyer and investor level.

Frog Hollow

A tucked-away residential pocket with a friendly, established feel and good access to East Point's schools and parks. Quiet streets and reasonable pricing make it one of the neighborhood's understated, steady options.

Jefferson Park

A core residential district anchored by community gathering spaces and a mix of brick and frame homes. Near enough to downtown East Point to feel connected, priced reasonably enough to stay on the short list for value-minded buyers.

Downtown East Point

The walkable heart of the city along Cleveland Avenue and Main Street, with restaurants, shops, the farmers market, and community events. Loft, apartment, and compact home options here appeal to buyers who want to be where things are happening.

East Point is not one uniform market, so the block matters as much as the price. I can walk you through each pocket, what it trades at, and where the opportunity and the risk sit. Read the full Living in East Point guide for a broad overview, then let's talk specifics.

My Honest Take

My take on East Point
right now.

I've watched East Point normalize over the last few years, and I'd call it an honest opportunity market rather than a fast-play one. The affordability is real, the airport corridor is real demand, and the renovation pipeline gives both buyers and investors somewhere to work. It just needs to be approached with accurate pricing and honest expectations about condition.

It's also not a single neighborhood, so the block you pick changes everything. That's where after 21 years and 500+ homes across Metro Atlanta, I add the most value, by connecting the right buyer, seller, or investor to the right pocket of East Point.

I'm available and I'm ready when you are. Let's figure out where East Point fits in your plan. Compensation is negotiable, and so is the strategy.

I'll be in touch.
