DeKalb County School District (DCSD) is one of the largest and most diverse school systems in Georgia, serving roughly 91,400 students across about 131 schools and a wide stretch of Metro Atlanta east of the city: Brookhaven, Dunwoody, Tucker, Chamblee, Stone Mountain, Lithonia, Clarkston, and the Decatur area, where the City of Decatur runs its own separate City Schools of Decatur system, distinct from DeKalb County Schools. If you are moving to Atlanta with school-age kids, DeKalb County is usually on the short list. It is Georgia's third-largest school system, its top clusters rank with the best in the state, and it is the metro county with real MARTA rail running through it. Home prices run from the low $400,000s to well over a million, so it works for first-time buyers, move-up families, investors, and relocations alike.
The catch is the one anyone who knows the market will give you: in DeKalb, the school you get depends on your street, not your city or your ZIP. DCSD organizes every school into a feeder cluster, two similar homes a mile apart can feed completely different high schools, and the City of Decatur runs its own schools inside the county. I have sold homes across Metro Atlanta for over 20 years, 500-plus homes, licensed in Georgia at Bailey Heritage Homes, and I check the zone before we ever talk price.
DeKalb has top-tier clusters from Chamblee and Dunwoody to Lakeside and Arabia Mountain, plus the state's highest-ranked arts magnet. The value is real in Tucker and the southeast. And the boundary nobody expects is Decatur: inside the city limit, City Schools of Decatur, not DCSD, runs the classrooms. I check the exact address before we look at anything.

What "cluster" means
DCSD groups every attendance-zone school into a feeder cluster: your elementary school feeds a middle school, which feeds a high school, all inside a defined attendance zone. Your address, not your city or your ZIP, decides your cluster, and two similar homes a mile apart can feed different high schools. The district is mid-way through a Student Assignment Project that can redraw boundaries, so I verify the current zone before we shop.
Two districts in one county
DeKalb County Schools does not serve the City of Decatur. Inside the city limits, City Schools of Decatur runs its own independent district of about nine or ten schools, including Decatur High. A home with a "Decatur, GA" mailing address that sits in unincorporated DeKalb is zoned to DCSD instead. The line is the official city limit, and it is worth thousands of dollars to know which side a home is on.

DCSD serves every DeKalb community outside the City of Decatur: Dunwoody, Brookhaven, Chamblee, Tucker, Clarkston, Stone Mountain, Lithonia, Doraville, Avondale Estates, the Druid Hills and North Druid Hills neighborhoods, and the unincorporated areas between them. Each town has its own price point, cluster mix, and commute.

The exception: City Schools of Decatur
Inside the City of Decatur, City Schools of Decatur runs its own independent district of about nine or ten schools and roughly 5,500 students. Decatur High ranks 52nd in Georgia per US News 2025, and the district is consistently ranked among the state's best. Only part of the Decatur area is zoned to it, and a Decatur address does not guarantee it.
The whole feeder pattern matters
A strong high school starts below it. The elementary and middle schools in the Chamblee, Dunwoody, Lakeside, and Arabia Mountain clusters carry their own strong reputations, and they are part of why those zones stay at the top of the rankings year after year. When this matters to you, we look at the full pattern, not just the high school sign.
The honest part about rankings
One district spans Georgia's #10 arts magnet, several top-100 zoned high schools, and schools closer to the middle of the pack. Six DeKalb schools made the state's top 100 in 2025, but that range is the reality of any district this size, and it means the school question is decided block by block. I have sold inside these zones for over 20 years, and that local knowledge is exactly what you want before you start house hunting.
What homes cost in DeKalb County, and where families can afford it.
Typical searches in the district run roughly $400,000 to $1 million, and most of that spread is school zone. These are approximate median sale price ranges from 2025 and 2026 reporting; medians shift by month and source.

Where can families actually afford DeKalb schools?
The value plays sit in the center and the southeast: Tucker puts you in the Lakeside and Tucker clusters around $455,000, and Stone Mountain and Lithonia deliver Arabia Mountain and Stone Mountain zones from the high $200,000s to the mid-$400,000s. The middle ground is Chamblee around $560,000, the premium sits in Dunwoody near $670,000, and Druid Hills, Brookhaven, and the CSD-zoned Decatur address carry the top of the market from the high $500,000s on up.
Medians are a starting point, not a promise: two streets in one neighborhood can sit in different clusters, and that gap is worth tens of thousands of dollars per home. How DeKalb County gets to work.
DeKalb is the Metro Atlanta county with real transit: MARTA's Blue and Gold lines run through it, and I-285 and I-85 cross it. Your commute depends on which end of the county you choose.
North Druid Hills to Midtown
About 6 to 8 miles via I-85 or surface streets, or the Gold and Red MARTA lines through Lindbergh.
Brookhaven to Buckhead
About 5 miles up Peachtree Road or the Gold Line, the shortest of the county's core commutes.
Decatur to Downtown
