Dallas 30132 shows a median home price of approximately $386,000, down 4.4% year-over-year, with days on market averaging about 65. The newer 30157 side of the city tells a different, healthier story: a median around $349,000, roughly flat year-over-year, selling in about 41 days. The gap between the two ZIPs is one of mix and timing, not weakness: 30157's newer communities are absorbing buyer demand faster than 30132's resale-heavy older inventory.

The buyer pool consists primarily of first-time buyers and families seeking affordable homes with space. New construction communities along the Highway 278 corridor are a major factor, providing direct competition for resale homes. To compete, existing homes need to be well-maintained, updated, and priced realistically against the per-square-foot cost of new build options nearby. Growing market activity with moderating prices is a healthier, more balanced market than the frenzy of a few years ago.

Affordability is Dallas's biggest strength. Homes here offer significantly more square footage per dollar than intown or west Cobb alternatives. For sellers, the key is pricing your home to reflect current conditions rather than 2022 peak values, and investing in presentation so a resale home can stand next to new construction and win.
