Metro Atlanta Luxury Market Report
Homes sold at $1M+ across Atlanta's most prestigious communities.
62+ homes sold at $1M+ across metro Atlanta's premier communities.
Atlanta now ranks #9 nationally in luxury housing, according to the WSJ/Realtor.com Luxury Report from August 2026, and sales at $1 million and above are up 14.1% year over year per FMLS data. That puts the top of our market in a strong position: serious buyers are out there, they are making decisions, and the properties that are ready for them are moving. After more than 20 years in Atlanta real estate and 500+ homes sold, I have watched this segment through every kind of cycle, and the story right now is steady, selective demand.
The numbers that matter.
Up 4.2% year over year
Faster than the national luxury average near 60
Year over year (FMLS)
375 Blackland Rd NW, Buckhead, one of the highest sales in metro Atlanta history
What the numbers mean.
More choices for luxury buyers.
Luxury inventory is up across the metro, and that changes the buying experience in a good way. After years of thin pickings at the top of the market, buyers now have more estates, penthouses, and gated-community homes to compare. More choices means more time to be deliberate, and that usually leads to better decisions on both sides of the table.
Still faster than the national average.
Even with more inventory, luxury homes in Atlanta are still moving faster than the national luxury average. At 44 days on market versus roughly 60 nationally, the top tier here is outpacing the rest of the country. Homes that are priced accurately and presented well are still drawing real activity quickly.
Buckhead and Tuxedo Park lead the top tier.
The highest sale in this report, $18.6M at 375 Blackland Rd NW in Buckhead, is one of the highest sales in metro Atlanta history, and it is a reminder that the very top of our market has genuine depth. Buckhead and Tuxedo Park continue to set the pace for the entire luxury segment.
More breathing room, but premiums remain.
The market has more breathing room than it did a few years ago. Buyers have time to do their homework, and sellers who position their property well still get strong results. Well-positioned homes are still commanding premiums, and that has been the story all year.
