1. Affordability gives you a real margin.

East Point's median prices sit comfortably below the Atlanta metro median, often $100K or more under it, which changes everything about a deal. A lower entry price means lower holding costs, a more forgiving basis for a flip, and a rent-to-price relationship that can support cash flow where more expensive intown neighborhoods cannot. Figures move month to month, so I treat any number as a starting point and verify it against current listings and comparable sales for the exact property.

2. Airport proximity keeps demand honest.

East Point sits minutes from Hartsfield-Jackson, the world's busiest airport, and it has its own MARTA rail stop with direct service to downtown and the airport. That combination feeds a renter pool that is less seasonal and less optional: airline staff, airport contractors, logistics workers, and commuters who need both airport and city access. Rental demand in this corridor doesn't vanish when the market cools the way it can in purely amenity-driven neighborhoods.

3. Appreciation potential from an honest base.

After the early-2020s run-up, East Point prices normalized rather than collapsed. That matters for investors: the neighborhood is no longer priced on hype, so the appreciation case rests on real drivers, intown access, transit, the airport corridor, and steady reinvestment block by block. Longer term, pockets that were left behind in the last cycle are the ones with the most room. No one can promise a number, and I won't.
