Fulton County Schools (FCS) is one of the largest school systems in Georgia and one of the most unusual: roughly 89,600 students across about 101 schools, serving a vast and varied stretch of Metro Atlanta from North Fulton's top-performing suburbs of Alpharetta, Johns Creek, Milton, Roswell, and Sandy Springs through Buckhead and midtown Atlanta to South Fulton's College Park, East Point, Fairburn, and Union City. If you are moving to Metro Atlanta with school-age kids, Fulton County Schools is usually on the short list. It is the fourth-largest district in Georgia, and its top North Fulton clusters rank with the best schools in the state. What most families do not expect is the layout: FCS is the only non-contiguous school district in Georgia, split into a North Fulton region and a South Fulton region that are separated by the City of Atlanta, which runs its own school system.

The school you get depends on your street, not your city or your ZIP, and the price difference between two zones can be hundreds of thousands of dollars. I have sold homes across Metro Atlanta for over 20 years, more than 500 of them, licensed in Georgia at Bailey Heritage Homes, and I check the zone before we ever talk price.

What "cluster" means

FCS organizes every attendance-zone school into a feeder cluster: your elementary school feeds a middle school, which feeds a high school, all inside a defined attendance zone. Your address, not your city or your ZIP, decides your cluster. Two similar homes a mile apart can feed completely different high schools, and that gap is worth tens of thousands of dollars per home.

The Atlanta Public Schools boundary

Inside the City of Atlanta limits, Atlanta Public Schools serves every address, even when the address sits in Fulton County. Buckhead, Midtown, and most intown neighborhoods are APS, not FCS. Outside the city limits, FCS serves the rest of the county. The boundary is simply the official city limit, and it is worth thousands of dollars to know which side a home is on.

The exception: Atlanta Public Schools

FCS does not serve the City of Atlanta. Inside the city limit, Atlanta Public Schools runs the classrooms, so Buckhead, Midtown, and most intown neighborhoods are APS territory even though they sit in Fulton County. If you want an FCS zone, the home has to be outside the Atlanta city limit, which is why the city limit line itself moves prices.

The whole feeder pattern matters

A strong high school starts below it. The elementary and middle schools in the Alpharetta, Milton, Johns Creek, Chattahoochee, Cambridge, and Roswell clusters carry their own strong reputations, and they are part of why those zones stay at the top year after year. The value plays sit in South Fulton: College Park, East Point, and Fairburn put you in FCS zones from the high $200,000s to the low $400,000s, with the airport corridor minutes away. The middle ground is Roswell, the entry point to North Fulton's top tier in the mid-$500,000s, and the premium sits in Alpharetta, Johns Creek, Sandy Springs, and Milton from the high $600,000s on up.

Commute & Connectivity

How the two Fultons get to work.

North Fulton commutes run on GA-400; South Fulton commutes run on the I-285 and I-85 corridor around the airport. Each has its own rush hour.

GA-400: the North Fulton spine

Alpharetta to Midtown is roughly 25 miles up and down GA-400. Free-flow runs about half an hour; peak rush hour routinely stretches well past an hour. MARTA's Red Line ends at North Springs in Sandy Springs for one-seat rides to Buckhead and Midtown.

South Fulton: the airport corridor

College Park, East Point, and Fairburn sit on or near I-285, I-85, and I-75, with Hartsfield-Jackson minutes away. MARTA rail runs through East Point and College Park into the airport, and downtown Atlanta is roughly 10 to 20 minutes from the south side outside peak traffic.
