New Construction Townhomes in Atlanta: The 2026 Buyer's Guide
If you are moving to Atlanta and want a new-build townhome with three bedrooms and a two-car garage in a walkable area, the practical reality is that Metro Atlanta has that product in real quantity, priced very differently depending on which side of the city you choose. New construction townhomes are a strong option in 2026 for three straightforward reasons: you lock in today's price on a brand-new home, the HOA carries the exterior maintenance, and the newest communities are designed around the walkable amenities buyers keep asking for. This guide gives you the straight version of what those townhomes actually cost, which communities to start with, and what to watch for before you sign anything.
What You'll Actually Pay
Metro Atlanta's new townhome market splits into two honest price bands in 2026. Which one you are shopping in determines everything, so set your expectations before you start driving to model homes.
Around $450K
Smyrna · Mableton · Camp Creek
New three-bedroom townhomes with attached two-car garages are findable in this band, but you have to be selective and move when the right floor plan releases. Smyrna anchors the range, with new townhome product landing around the $450K mark next to a genuinely walkable Village Green and Market Village. Mableton, Cobb County's newest city, runs a touch more modest with the Silver Comet Trail right through it, and Camp Creek in southwest Atlanta is the value end, with new construction in the low $300s, about 10 to 15 minutes to downtown and the airport.

Sandy Springs · Alpharetta · Brookhaven
Straight talk: new three-bedroom townhomes with two-car garages under $450K are rare in Sandy Springs and Alpharetta, with most starting in the mid-$500s. Brookhaven runs higher still. What that money buys is location: the GA-400 and intown-adjacent suburbs with walkable shopping, the school districts buyers compete for, and a resale pool that stays steady when rates move. If your budget stretches into the $600s, this band is where the premium goes.

These are the communities I would start with in 2026, chosen for location, product, and honest pricing. Each one links to live inventory in its area and to my neighborhood guide, so you can compare facts instead of brochures.
The Eighteen, Sandy Springs
Mid-$500sA boutique 18-home community near GA-400 and Perimeter Mall. A small run like this finishes quickly and keeps an intimate feel, and the location puts the Perimeter's offices and shopping minutes away. New three-bedroom plans with two-car garages price in the mid-$500s here.
Foundry, Alpharetta
From ~$635KThe Alpharetta new-townhome address to know, with plans starting around $635K. You are paying for the full package: Avalon's town center, the Technology Park job corridor, and the school district that makes Alpharetta one of the most-searched suburbs in North Fulton.
Silverton, Brookhaven
Mid-$600sSilverton sits in Brookhaven at mid-$600s, the top of this list and the top of the band. The address is the point: tree-lined streets just inside the Perimeter, Brookhaven Village within walking distance, and MARTA access for intown commutes.
Somerset at Veterans Memorial, Smyrna
~$390KCheck this one first if your budget is closer to $450K. Townhomes around $390K, a couple of minutes off I-285's west side, an easy drive to the Cumberland Galleria corridor, and Smyrna's walkable Village Green as the neighborhood anchor.
New construction around Camp Creek, SW Atlanta
Low $300sThe value end of the list: new construction in the low $300s, about 10 to 15 minutes to downtown and the airport down Camp Creek Parkway. It is where first-time buyers and investors get the most new home for the dollar, with Camp Creek Marketplace handling the retail nearby.
What to Watch For
New construction comes with its own checklist, and four items catch more buyers off guard than anything else.
Builder incentives
Nearly every new townhome community in Atlanta is advertising an incentive in 2026: rate buydowns, closing-cost credits, or design-center allowances. A $15,000 credit is real money, but ask what it does to your monthly payment, whether it is tied to the builder's preferred lender, and whether the base price moved up to fund it.
Walkability checks
A community can call itself walkable and still sit a 20-minute sidewalk-less walk from nothing. Walk the route you will actually use, at the time of day you will use it, in both directions, and check for crosswalks and streetlights. The communities that deliver have a real center: a village green, a market, a main street.
HOA fees
New townhome communities almost always carry an HOA, and the fee does real work: roofs, exteriors, common grounds, sometimes driveways and a pool. Get the current fee, what it covers, whether it has been raised, and whether a special assessment is coming. It changes your monthly number and your resale story.
Parking and garage layouts
Make the two-car garage a hard requirement in your must-haves. In many newer townhomes the garage is tucked under the unit, so confirm the driveway arrangement and whether guest parking exists. A floor plan can hide a garage that is tight for two cars and all the storage you carry until you are standing in it.
The Bottom Line
New construction townhomes in Metro Atlanta come down to one decision: which price band fits your budget, and which community fits your commute and your walkability must-haves. The browse links above show live inventory in each area, and the neighborhood guides dig into schools, commutes, and what each town is genuinely like to live in.
