Sold Out and Closing Out
The following communities were highlighted in earlier versions of this guide but have since sold out or are in final closeout phases:
- Silverwood — Pulte Homes Section (Cumming): Fully sold out. The John Wieland section remains active (see entry above).
- Le Jardin — Dream Finders Homes (South Fulton): Sold out with no remaining opportunities.
- Soleil Belmont Park — Patrick Malloy Communities (Canton): Closed out with over 200 homes sold.
- Azalea Square Townhomes — Century Communities (Lawrenceville): Over 85% sold and nearing closeout.
What Every New Construction Buyer Should Know
Builder incentives are significant right now. With new construction inventory elevated across the metro, builders are competing hard for buyers. I'm seeing closing cost credits of 3%–6%, interest rate buydowns, and $15,000–$25,000 in design center allowances. These incentives come and go — timing matters.
Always get an independent inspection. Georgia doesn't require builders to have homes independently inspected before closing. An independent inspector catches issues the builder's own QC process may miss. Budget $400–$600 for the inspection — it can save you tens of thousands down the road.
Read the builder's contract carefully. Builder contracts are not the same as a standard Georgia Association of Realtors purchase agreement. They tend to favor the builder on timelines, defect remedies, and cancellation terms. Have your agent review the contract before you sign.
Use your own agent — it costs you nothing. The builder's sales agent works for the builder. A buyer's agent represents you. In most cases, the builder pays the buyer's agent commission. Having your own agent gives you leverage in negotiations, someone to review contracts, and an advocate who's not incentivized to push you toward the most expensive option.
