Powder Springs, Kennesaw & Lilburn:
The best family suburbs under $350K.
If you are moving your family from Savannah to metro Atlanta on a budget under $350K, these three towns deserve a close look. Good schools, safety, family-friendly parks, and a weekly commute to Midtown are all realistic here. Let me help you compare them honestly.
Let's make this feel like a plan, not a leap.
I have a good idea of where you are right now. You are relocating a young family from Savannah, working from home most of the time, heading into Midtown about once a week. You want to buy before kindergarten starts, and you miss the wooded trails and the feel of a real fall. That is a clear, reasonable set of priorities, and there are parts of metro Atlanta built to deliver exactly that.
The honest news is this: on a budget under $350K, you do not have to choose between a good school district and a safe, family-friendly neighborhood. You can have both. What you choose between is the trade-offs, and each of these three towns stacks them a little differently. My job is to make those trade-offs clear so you can pick the place that fits your life, not just a pretty photo.
Below is a practical comparison of Powder Springs, Kennesaw, and Lilburn. For each one, I cover what it is, what your budget actually buys, the schools and safety, the parks and greenery, the Midtown commute, and the everyday feel. I am available if you want to talk it through, and I’m ready when you are.
I have helped families make this exact move for more than 20 years, and 521 homes sold across Metro Atlanta. You do not need a perfect town. You need one that fits your school, your commute, and your budget. Get those three right and the rest falls into place.
Powder Springs
Powder Springs sits on the western edge of Cobb County, a small city of around 19,600 people with a genuinely small-town feel and more room for the money than almost anywhere closer to the city. It is the least-known name of the three, and that is part of the appeal.
Under $350K, Powder Springs gives you the most house and yard for the money of the three towns. A $300K to $350K budget typically brings a 3 to 4 bedroom single-family home on a real lot with trees, an established neighborhood, and room for kids to run. You trade some name recognition and big-city retail for space and value, and that makes sense for a lot of young families.
Powder Springs is served by the Cobb County School District, one of Georgia’s largest and most established systems. Local schools include Powder Springs Elementary and McEachern High School, both well regarded. Crime rates are low and the community is consistently family oriented.
This is the town that leans into outdoors. Powder Springs sits right on the Silver Comet Trail, one of the premier paved multi-use trails in the Southeast, and many neighborhoods are minutes from a trailhead. Seven Springs Water Park, Thurman Springs Park, and Wild Horse Creek Park add splash pads, playgrounds, and green space. If you miss wooded trails, this town answers that.
Roughly 21 to 25 miles to Midtown. Expect about 35 to 45 minutes off peak and 50 to 70 minutes in peak rush hour, mostly on I-20. For a one-day-a-week office commute, that is manageable. For a daily one, it would wear on you.
Quiet, personal, and neighborly. Powder Springs has a reviving historic downtown, a slower pace, and homes on real lots. It does not have the biggest selection of restaurants or shopping in town limits, so you drive a few minutes for variety. The trade-off is space, nature, and value.
Best fit for: Families who want the most space and yard for the money, a quiet pace, and direct trail and park access, and who do not need to be in the office every day.
Kennesaw
Kennesaw is a full city of about 34,000 in Cobb County, roughly 25 miles northwest of Atlanta. It pairs a walkable downtown with strong schools, and its signature asset, Kennesaw Mountain National Battlefield Park, is unlike anything the other two towns offer.
Homes under $350K do exist in Kennesaw, but you give up a little size to get here. The median price in town runs around the high $300Ks to low $400Ks, so your budget typically lands on a townhome, a smaller single-family home, or an older home in an established neighborhood. You get Cobb County schools, a strong community, and mountainside living for that trade-off.
Kennesaw sits in the Cobb County School District, which is consistently among Georgia’s strongest. Kennesaw Mountain High School and Harrison High School both carry solid reputations. The city is generally regarded as safe, with low crime rates and an active community.
Kennesaw Mountain National Battlefield Park is the headline here: nearly 3,000 acres with about 17 miles of trails and views over the metro. Swift-Cantrell Park, 42 acres in the heart of town, adds a splash pad, dog park, and sports fields. Green space is genuinely central to daily life in Kennesaw.
Roughly 25 miles to Midtown via I-75. Expect 25 to 40 minutes in light traffic and 50 to 75 minutes in peak rush hour. I-75 express lanes help during busy periods. For a weekly office day, the I-75 corridor is a well-known, if congested, route.
Kennesaw has a genuine town center with local shops and restaurants, historic character, and an active calendar of community events. It feels busier and more connected than Powder Springs while still being undeniably family friendly. It is a place with an identity you can feel.
Best fit for: Families who want a real town with a downtown, strong Cobb County schools, and mountain trails in the backyard, and who can accept a slightly smaller home under $350K to get it.
Lilburn
Lilburn is a small city of about 16,000 in Gwinnett County, northeast of Atlanta. It is defined by tree canopy and established neighborhoods, with a quiet downtown and a genuinely diverse, welcoming community.
Lilburn’s median price runs higher than the other two towns, around the low-to-mid $400Ks, but the established neighborhoods hide real value. Under $350K, you are typically looking at an older single-family home with good bones that may need some updates, on a tree-lined street. It is competitive inventory, so it tends to move when priced well.
Lilburn is served by Gwinnett County Public Schools, the largest school district in Georgia. Parkview High School is one of the district’s most respected schools, and the feeder elementaries are solid options. Gwinnett is what many families point to when they talk about strong public schooling in the metro.
Lilburn leans on its trees. Mature canopies give the town a softer, lived-in feel. Lilburn City Park is a 10-acre hub with a splash pad, playground, bandshell, and the trailhead to the Camp Creek Greenway. It is family friendly and walkable at the neighborhood level.
Commuting to Midtown means I-85, one of the metro’s busiest corridors. In light traffic you can make it in roughly 40 to 50 minutes; in peak rush hour it can stretch to 55 to 75 minutes depending on your route. For a once-a-week office day it is doable, but it is the least forgiving drive of the three.
Quiet, established, and tree filled, with a community-oriented downtown and a multicultural character. Lilburn rewards patience: the neighborhoods feel lived-in and settled, and families who settle here often stay.
Best fit for: Families who value tree canopy, established neighborhoods, and Gwinnett County’s large school district, and who are comfortable with an older home that might need updates.
How to choose, calmly.
All three towns can work on your budget. The right one depends on which trade-off you are most willing to make. Here is how I would think about it with two small children and a weekly Midtown office day.
If schools top your list
Kennesaw and Lilburn both sit in districts that families seek out: Cobb County and Gwinnett County. Kennesaw’s high schools carry the strongest individual reputations of the three. Verify your exact feeder school for any address, since boundaries vary block to block.
If the weekly commute matters
Careful with Lilburn: its I-85 drive is the least forgiving. If that one office day needs to be smooth, Kennesaw’s I-75 route and Powder Springs’ I-20 route are easier to live with at lower traffic times.
If you want the most house
Go to Powder Springs. It is the clear value play: the most square footage and yard for your money, plus trail access. You accept a quieter, less bustling town in return.
If walkability matters
Kennesaw has the liveliest downtown of the three, with shops, restaurants, and mountain trails nearby. Lilburn and Powder Springs are more neighborhood oriented, better for car-and-yard living.

Get settled before the first day of school.
Buying a home and enrolling a child in kindergarten in the same season is a lot, but it is very doable if you give yourself a runway. Here is the realistic timeline and what to do first.
Start with financing
Get a mortgage pre-approval as early as possible. It tells you exactly what you can borrow, what your monthly payment looks like, and it makes your offer credible the moment you find a home. With two small children and a fixed timeline, knowing your number first removes most of the stress.
Narrow the search
Visit the school zones and the parks in person if you can. Confirm the exact school your address feeds into, since boundaries matter. Time your commutes at the time of day you would actually drive. This is where you decide between the three towns for real.
Close and settle in
Give yourself time after closing to get the address updated, utilities on, and the house set up before school enrollment. Register with the school district once you own the home. A settled start makes a big difference for little ones.
Buying early is the smart move here. Waiting until the spring before kindergarten keeps you hunting under time pressure, and that is how families settle for a home that is just okay instead of right. Start the process now, get your pre-approval, and give yourself a full season to find the right place. I am available to help you work backward from your school start date and build the plan.
